Weatherstripping and Caulking

We replace worn weatherstripping and door sweeps and re-caulk windows, doors, trim and exterior gaps, so your home keeps the cool air in and the heat, dust and bugs out.

Keep the Cool In and the Desert Out

In Arizona the AC runs most of the year, and the sun bakes rubber weatherstripping and caulk until it cracks, shrinks and pulls away. Every gap lets cooled air out and lets heat, dust and bugs in. You can usually see it: daylight under or around a closed door, dust lines on the windowsill, a draft by the patio door or caulk that has split along the window trim.

On doors we replace the weatherstripping on front, back, garage-entry and patio doors, add or replace door sweeps and thresholds, replace garage door bottom seals, and adjust the strike plate so the door actually closes tight against the seal.

For caulking, we cut out the old, cracked caulk instead of caulking over it, then seal the gaps around exterior windows and door trim, where stucco meets trim, along baseboards and trim inside, and at kitchen backsplashes and countertops, with a quality, paintable caulk suited to each spot. Doing it before monsoon season also keeps blowing rain and dust out.

The process

Our 5-Step Process

  1. Walk the house and find the gaps: doors, windows, trim and exterior

  2. Remove worn weatherstripping and cracked caulk

  3. Install new weatherstripping, sweeps and seals, and adjust doors to close tight

  4. Clean the joints and apply fresh, paintable caulk

  5. Check every door closes and seals, and clean up

Questions

Frequently Asked Questions

How do I know my weatherstripping needs replacing?

If you can see daylight around a closed door, feel a draft, find dust lines on the floor or sill, or the rubber is cracked, flattened or missing, it is time.

Will new weatherstripping lower my energy bill?

Sealing the gaps keeps cooled air inside and hot air out, so your AC does not have to work as hard. How much it saves depends on how leaky the house was to start.

Do you caulk over the old caulk?

No. We remove the old, cracked caulk first, clean the joint and then apply fresh caulk, so it actually sticks and lasts.
