Odor Remediation

We get rid of odors by finding the source and treating it, not by covering it up. And we never use ozone generators in your home.

A bad smell in a house is not just floating in the air. It is coming from something: pet urine soaked into the carpet pad and subfloor, a slow leak keeping drywall damp, or a dried-out drain trap letting sewer gas back into the room. Until that material is found and treated, the odor keeps coming back.

That is why sprays, plug-ins and candles never fix the problem. Fragrance does not remove anything. It just layers a stronger smell on top, and once it wears off the original odor is right where it was.

How We Track Down the Source

Every odor job starts with an inspection, before anything gets treated:

  • UV blacklight inspection to light up pet urine you can't see in daylight, on carpet, baseboards, walls and subfloor
  • Moisture meter readings to trace a musty smell back to the wet drywall, cabinet or flooring causing it
  • A room-by-room check of sink and floor drains, traps, toilet seals and HVAC return vents

Once we know exactly where the smell lives, we treat that material directly with bio-enzymatic products. The enzymes break down the organic matter behind the odor, so it is actually gone, not just covered up.

Other Methods We Use

  • Thermal Fogging
  • Whole-Home Vapor Treatment
  • Residue Removal
  • Shellac Sealing
  • HVAC Treatment

Why We Don't Use Ozone

Using ozone to remove odors from a home is not a good practice because it poses severe health risks, lacks real effectiveness at safe levels, and can permanently damage your household belongings. While it is sometimes used by restoration professionals as a last resort in strictly unoccupied spaces, regular indoor use is highly discouraged by health authorities.

Severe Health Hazards

Ozone (O₃) is a highly reactive gas and a major component of outdoor smog. According to the US EPA, inhaling ozone aggressively irritates the respiratory system. Even short-term exposure can cause:

  • Coughing, throat irritation, and shortness of breath
  • Chest pain and inflammation of lung tissue
  • Severe aggravation of asthma and increased susceptibility to respiratory infections

For an ozone generator to actually neutralize odor molecules, it must produce concentrations that are far above safe public health limits.

Ineffectiveness and Rebounding Odors

  • Safe levels don't work: at levels that are safe for humans and pets to breathe, ozone is entirely ineffective at removing indoor air pollutants or odors. It merely deadens your sense of smell temporarily rather than cleaning the air.
  • No surface penetration: ozone only oxidizes what it physically touches. It cannot penetrate deep into porous materials like drywall, subfloors, or thick upholstery. If pet urine or mold is soaked into these structures, the odor will quickly return once the machine is turned off.

Creation of Toxic Chemical Byproducts

Ozone does not just disappear; it reacts with existing household chemicals. When ozone mixes with common indoor volatile organic compounds (VOCs), such as terpenes from scented cleaners, perfumes, or air fresheners, it triggers a chemical reaction that creates hazardous byproducts like formaldehyde and ultrafine particles. This can leave the indoor air quality worse than it was before.

Damage to Household Materials

Because ozone is an incredibly powerful oxidizing agent, it attacks and degrades everyday materials. High concentrations of ozone can:

  • Dry out and crumble rubber (including seals in appliances or HVAC systems)
  • Degrade and discolor certain plastics
  • Damage fabrics, carpet backing, and electrical wire coatings

Questions

Frequently Asked Questions

How do you get rid of odors for good?

We find the source with UV blacklight inspection, moisture readings and drain checks, then treat it with bio-enzymatic products. Covering the smell never fixes it.

Do you use ozone generators?

No. We never use ozone generators in your home, and we do not use masking fragrances.

Can you remove pet urine odor?

Yes. We locate pet urine with a UV blacklight and treat it at the source.
