1. Send the list
Email or text the BINSR or the inspection report pages, plus the property address and your closing date.
★★★★★★Home sellers & agents
Buyer asked for repairs after the inspection? Send us the BINSR and we will knock out the list before closing, with an itemized invoice and photos for the buyer.
In Arizona, the buyer's inspection requests come on the BINSR, the Buyer's Inspection Notice and Seller's Response. Once the seller agrees to make repairs, the clock is running toward closing, and most of the list is usually small stuff: loose railings, missing GFCI covers, dripping faucets, sticking doors, caulking, smoke detectors and minor drywall.
Send us the BINSR or the inspection report, and we will quote the items we can handle, schedule quickly and work through the list in as few trips as possible. When we're done, you get an itemized invoice and before-and-after photos you can pass along to the buyer's agent.
Items that need a licensed contractor or a permit, like roofing, HVAC, electrical panels or major plumbing, we will flag right away so you can line up the right trade in time. See our Arizona handyman exemption page for what a handyman can and cannot do.
How it works
Email or text the BINSR or the inspection report pages, plus the property address and your closing date.
We mark what we can handle, what needs a licensed trade, and give you a price and a date.
We complete the work in as few trips as possible, coordinating access with the listing agent or lockbox.
You get an itemized invoice and before-and-after photos of every item to share with the buyer.
Questions
The BINSR is the Buyer's Inspection Notice and Seller's Response, the Arizona form a buyer uses to request repairs after the home inspection and the seller uses to agree, refuse or counter.
It depends on the list and the schedule, but most BINSR lists are small items we can finish in one or two visits. Tell us your closing date when you send the list, and we will tell you up front if the timing works.
Yes. You get an itemized invoice listing each repair, plus before-and-after photos you can forward to the buyer and their agent.
Not always. Items that need a permit or a licensed contractor, like roofing, HVAC, electrical panels or major plumbing, have to go to a licensed trade. We flag those right away so nothing holds up your closing.
No. Many of our BINSR jobs are on listed or vacant homes. We coordinate access with you or your agent through a lockbox or code.
