Short answer
Before monsoon season (officially June 15 to September 30): clear gutters and downspouts, secure or store patio furniture and umbrellas, check gates and latches, test outdoor GFCIs and covers, and check door and window seals. After big storms, walk the property and look for damage and leaks.
Arizona’s monsoon season officially runs from June 15 to September 30. It brings dust storms, strong winds and sudden downpours that can overwhelm gutters and toss anything loose across the yard.
Before the storms
- Clear gutters and downspouts so water runs away from the house instead of over the edge. See gutter cleaning.
- Secure or store patio umbrellas, cushions, lightweight furniture and decor.
- Check gates and latches so wind can’t swing them open, which matters most for pool gates.
- Check string light wires and anchors, and outdoor light fixtures, for anything loose.
- Test outdoor GFCI outlets and make sure covers close.
- Check weatherstripping on doors and seals around windows for gaps that let in dust and rain.
- Make sure yard drains and the areas around downspouts are clear.
After a big storm
- Walk around the house and look for loose gutters, damaged fascia, and debris.
- Check ceilings and walls inside for new stains.
- Look at gates, fences and outdoor lights for damage.
- Reset any outdoor GFCIs that tripped, after things have dried out.
